This disclaimer is intended to protect the company, its owners, employees, managers, agents, representatives, vendors, subcontractors, and business systems from misunderstanding, misuse, overreliance, or claims based on general website information rather than signed written project documents.

Affordable Contracting reserves the right to decline any inquiry or project for any lawful reason, including project type, location, schedule, scope, risk, budget, safety, staffing, profitability, payment concerns, customer fit, permitting concerns, or business considerations.

5. Signed Written Agreements Control

No oral statement, website statement, preliminary discussion, showroom conversation, email, text message, website form, phone call, photo review, rough budget, or informal communication creates a binding project obligation unless incorporated into a written agreement or written document approved by Affordable Contracting through an authorized representative.

The following documents may control specific project rights and obligations when approved by Affordable Contracting:

6. Estimates, Pricing, Budgets, and Allowances

Allowances, if used, are estimates or budget placeholders for specific items. Final costs may increase or decrease based on actual selections, supplier pricing, labor, freight, taxes, installation requirements, availability, and change orders.

Affordable Contracting is not obligated to perform work at any budget, ballpark price, online estimate, rough figure, or preliminary discussion amount unless included in an approved written agreement.

7. Permits, Codes, Inspections, and Authority-Having-Jurisdiction Decisions

Some remodeling projects may require permits, inspections, code compliance review, engineering, architectural input, product approvals, HOA approvals, floodplain review, electrical review, plumbing review, mechanical review, structural review, or other approval from an authority having jurisdiction.

Website information does not determine whether a permit is required, whether a project will pass inspection, whether an inspector will approve work, whether a city or county will require changes, or whether additional professional services are needed.

Permit requirements, inspection outcomes, code interpretations, local building department decisions, county or city requirements, FEMA/floodplain requirements, HOA requirements, and authority-having- jurisdiction decisions are outside the sole control of Affordable Contracting.

8. Existing Conditions, Hidden Conditions, and Jobsite Risks

Remodeling work is affected by existing property conditions. Conditions may not be visible until demolition, exploratory work, material removal, inspection, or construction begins.

Hidden or unexpected conditions may include:

  • Water damage, rot, mold, mildew, moisture intrusion, or prior leaks.
  • Termite damage, pest damage, structural damage, or settlement.
  • Improper prior construction, unpermitted work, code violations, or unsafe conditions.
  • Electrical, plumbing, mechanical, framing, slab, roof, wall, ceiling, waterproofing, or flooring issues.
  • Asbestos, lead paint, hazardous materials, contaminated materials, or environmental concerns.
  • Uneven floors, out-of-square walls, concealed utilities, insufficient backing, or incompatible substrates.
  • Product defects, manufacturer issues, supply issues, or material compatibility problems.

Hidden, unsafe, concealed, defective, or previously unknown conditions may require additional work, delays, professional evaluation, testing, remediation, change orders, revised pricing, revised schedule, or termination of work if appropriate.

9. Change Orders, Extra Work, and Scope Changes

Work outside the approved written scope is not included unless approved by Affordable Contracting in writing. Customer-requested changes, field-condition changes, code-required changes, selection changes, design changes, hidden-condition work, added labor, added materials, added subcontractor work, added supervision, and schedule impacts may require a change order.

Change orders may include labor, materials, subcontractor costs, vendor costs, supervision, overhead, profit, markup, permit costs, disposal, delivery, equipment rental, taxes, and schedule impacts. Work should not be assumed included simply because it is related to the same room, product, system, or project area.

Affordable Contracting reserves the right to stop, delay, or decline extra work until required approvals, payments, change orders, selections, documentation, or customer authorizations are completed.

10. Materials, Products, Selections, Lead Times, and Manufacturer Issues

Material availability, pricing, colors, finishes, dye lots, grain patterns, dimensions, manufacturer specifications, installation requirements, warranties, and lead times may change. Website images and showroom discussions do not guarantee product availability, exact appearance, final pricing, or manufacturer warranty coverage.

Customers are responsible for timely selection decisions when required. Selection delays, product backorders, discontinued items, vendor delays, special-order delays, shipping damage, manufacturer defects, freight delays, and product substitutions may affect schedule and cost.

Product warranties, if any, are generally provided by manufacturers or suppliers and may be subject to separate terms, exclusions, registration requirements, installation requirements, maintenance requirements, and claim procedures.

12. Vendors, Suppliers, Subcontractors, and Third-Party Participants

Remodeling projects may involve vendors, suppliers, manufacturers, fabricators, installers, subcontractors, inspectors, permitting authorities, engineers, architects, designers, delivery companies, and other third parties.

Affordable Contracting may coordinate third-party participants when appropriate, but website content does not guarantee the availability, pricing, performance, timing, warranty, or approval of any third-party product, vendor, supplier, subcontractor, manufacturer, inspector, or authority.

13. Warranty and Workmanship Disclaimer

Website content does not create any warranty.
